Project Description
DCK Construction was appointed by the London Borough (LB) of Camden to carry out void refurbishments across scattered properties in the borough.
The works were conducted under a JCT IBC (with Contractors Design) 2016 contract, ensuring compliance with the agreed Refugee & Kensington West Performance Specification.
With a diverse range of properties requiring attention, DCK has had to navigate logistical challenges, including coordinating work across multiple locations and managing resident engagement. The project also involves close collaboration with the client to ensure work is completed efficiently while maintaining transparency through structured reporting.
Challenges
Strict Deadlines & Tenant Move-In Dates
LB Camden had critical deadlines for tenant move-ins, requiring precise project scheduling and execution. Each property had to be completed within the allocated 2-4 week timeframe to prevent delays.
Logistical Constraints in a Busy Borough
Material deliveries were challenging due to Camden’s parking restrictions. Coordinating the transportation and storage of large items like kitchens required meticulous planning.
Asbestos Management
With properties spread across Camden, DCK optimised efficiency by grouping work into locations, reducing labour costs. The DCK Viewpoint System and the client’s Microsoft 365 platform ensured seamless data management and documentation.
Limited Storage Space
With restricted on-site storage, materials such as kitchen units had to be delivered directly to properties and stored efficiently within the voids to facilitate the works.
Outcomes & Progress
Detailed Programme of Works: DCK collaborated with LB Camden to create an agreed Programme of Works, ensuring all refurbishments adhered to strict timeframes.
Effective Logistics Planning: A door-to-door delivery system for kitchen units and other key materials was established, minimising disruption and storage issues.
Proactive Asbestos Coordination: Early identification and planning for asbestos removal streamlined the notification process, reducing delays.
Streamlined Construction Management: All project phases, from inception to completion, were managed through LB Camden’s ROCC System, ensuring transparency and accountability.
On-Time Delivery: All properties met the client’s move-in deadlines, avoiding any tenant delays.
High-Quality Refurbishments: The work was completed to a high standard, meeting all safety and compliance requirements (EICR, Gas Safe, EPC certifications provided).
Client Satisfaction & Ongoing Work: LB Camden was highly impressed with DCK’s management and execution, leading to continued collaboration and additional property allocations.
