Project Description
DCK Construction was appointed to carry out the internal refurbishment works at Hampstead School, Northwest London, during the 2024 summer holidays.
The scope included converting existing storerooms into a new First Aid Room and Office Room. The project encompassed demolition, partition installation, plastering, decorating, electrical works, new fire doors, external windows and doors, flooring, a suspended ceiling, and a boiler replacement.
Challenges
Tight Timeframe: The entire project had to be completed within the six-week school holiday period to ensure the spaces were ready for use by the start of the new term in September 2024.
Long Lead Times for Materials: The fire doors and external windows/doors had a lead-in period of five weeks, requiring careful scheduling.
Coordinating Access: As the school was closed for the holidays, close collaboration with the caretaker was essential to arrange site access and maintain security.
Bespoke Specification Compliance: The project had to adhere to specific requirements set by the consultant, Whymark Moulton, while remaining cost-effective.
Health & Safety Considerations: Ensuring all works complied with fire safety and asbestos regulations, based on pre-surveys conducted by DCK’s FRA and Asbestos Survey teams.
Solutions & Outcomes
Early Procurement: Fire doors and external windows/doors were ordered at the project outset to ensure timely delivery.
Accelerated Programme: Weekend working and increased labour resources were introduced to maintain progress and meet the deadline.
Effective Site Management: A dedicated DCK Site Manager worked closely with the school caretaker to ensure smooth site access and operations.
Optimised Supply Chain: Leveraging strong supplier relationships, DCK secured competitive pricing and priority delivery for essential materials.
Strict Health & Safety Protocols: The team adhered to all regulatory requirements, ensuring the safety and compliance of the refurbished spaces.
Despite the challenges, DCK successfully delivered the project within the agreed six-week timeframe.
The First Aid Room and Office Room were fully operational before the start of the new school term. The school benefited from cost savings due to DCK’s procurement strategy, while the new facilities provided a safe, functional, and modernised environment for staff and students.
