Project Description
DCK Construction was appointed by the London Borough of Southwark to deliver the Void Refurbishment Programme at the Aylesbury Estate, one of the largest housing estates in South London.
Comprising 2,704 dwellings built between 1963 and 1977, the estate required extensive refurbishments to bring void properties back into use for new residents.
The works included pre-surveys, asbestos removal, full internal refurbishments, and security door installations to mitigate the estate’s ongoing squatting issues.
Challenges
Managing Asbestos RemovalThe presence of asbestos in floor tiles and AIB board posed a significant challenge, requiring strict compliance with Southwark’s Internal Asbestos Management Team protocols.
DCK proactively managed the asbestos removal process by adhering to the required two-week notification period, ensuring full regulatory compliance.
Close collaboration with Southwark’s internal team allowed for streamlined removal procedures, minimising delays and maintaining project timelines.
Securing Void Properties Against Squatters Squatting was a persistent issue across the large estate, delaying pre-surveys and refurbishment work. To address this, DCK worked closely with Southwark to implement a robust security strategy, securing properties before survey commencement.
By installing security doors and coordinating access control measures, we ensured properties remained secure, reducing disruptions to the refurbishment schedule.
Delivering Within Tight Timeframes Each property was allocated a refurbishment period of between four and five weeks, with a strict maximum of five weeks per unit. DCK developed a structured Programme of Works with clear deadlines aligned with Southwark’s tenant move-in schedules.
By implementing efficient scheduling and resource management, we are successfully delivering each phase within the agreed timeframe, avoiding delays in tenant occupancy.
